What can I do to make my rental application more appealing?

When submitting an application for a rental property it is imperative you complete the full application form and include all suppporting documentation. Adding a cover letter and a photo of your family or pet can personalise your application and enable the landlord and agent to get a better insight into your application.  Please include 100 points of identification, previous tenancy references, pet references if applicable, pay slips and/or proof of employment. At Heimat, we encourage online applications through 1Form or you can submit an application in person or via email to: hello@heimat.com.au

how can i connect the electricity and gas before i move in?

We partner with Direct Connect who offer a free, no-obligation service to connect all your services from the moment you move in to your new home. Direct Connect's service offers a wide range of market leading electricity and gas suppliers to suit your needs and they guarantee your utilities will be connceted on the day you move in. They can also connect your broadband, phone and pay TV with Foxtel. Please ask your Property Manager for more details on this complimentary service.

How do I arrange repairs and maintenance during my lease?

Our team are trained to identify repairs and maintenance during the regular routine inspections. If something requires attention outside of these inspections it is best to take a photo or video of the issue and send to your dedicated Property Manager via email: hello@heimat.com.au. Your Property Manager will arrange for a qualified tradesperson to contact you to arrange a date to attend the property.

What happens if I need to leave the property before my lease expires?

If you need to vacate prior to the lease expiry date you will be required to pay a lease break fee as per the NSW Residential Tenancy Agreement.  The break lease fee payable is determined by the date at which you vacate the property.  For example: If you break the lease in the first half of the lease term, 6 weeks rent is payable. If you break the lease in the second half of your lease term, 4 weeks rent is payable.

What happens if the owner of my property decides to sell?

The owner may decide to sell the property while you are in a fixed term lease. If you were not made aware of the owners intent to sell the property at the beginning of the lease, you have the right to either remain in the property or break your lease without penalty by giving 14 days’ notice. Should you decide to stay, your lease is automatically transferred to the new owner. If the property sells and you are not on a fixed term lease, the new owner may decide they want vacant possession of the property on settlement. In this case, the owner can issue a 30 day notice to vacate.

Do I need contents insurance?

You are not legally required to obtain contents insurance, however, it is generally advisable to have your belongings insured.  Applying for tenant cover is easy and affordable ensuring your contents are covered against theft, damage by fire, explosion, storm and flood.  Please note, the landlords insurance will not cover damage to your own personal items in the case of an event.
