How to Report Maintenance

Heimat has a user friendly process for tenants to lodge maintenance. Any maintenance requests should be submitted to the email below. It is important that your contact details (email and mobile phone) match the details provided on your lease. If your contact details have recently changed, please just let us know, so we can ensure you can succesfully submit maintenance requests.

 

When you contact us via the email below please attach images, videos and provide further information regarding the maintenance issue. The details you provide will then be forwarded to your Property Manager to follow up. You will receive updates about the status of the maintenance to your email inbox.

WHAT IF I HAVE AN EMERGENCY REPAIR TO REPORT?

During Business Hours
Our office can be contacted 9am – 5pm Monday to Friday. If the repair is urgent lodge it immediately via one of the above options and call our office on 9477 3500.

 

Outside Business Hours

Should you have an emergency item outside of business hours that can wait until the next business day, please lodge your maintennace as above. Alternatively call 0417 773 500 or 0405 455 753.

 

Alternatively, if the emergency repair cannot wait until the next business day, please find the contact details of our trusted after hours trades below.

Please be aware that our afterhours trades are approved to attend to emergency maintenance items only.

Should you request any repairs that do not fall under the emergency maintenance category, you will be liable for the cost of the invoice.

WHAT IS AN EMERGENCY REPAIR?

Examples of emergency repairs are listed below. Should you experience flooding or serious flood/storm damage, please contact the SES 132 500. If life threatening, please call (000).

  • Burst water service or a serious water service leak
  • Blocked or broken toilet (if the home only has 1 toilet)
  • Serious roof leak
  • Gas leak
  • Dangerous electrical fault
  • Flooding or serious flood damage
  • Serious storm or fire damage
  • Failure or breakdown of the gas, electricity or water supply to the property
  • Failure or breakdown of the hot water service
  • Fault or damage which makes the property unsafe or insecure
  • Safety-related device, such as a smoke alarm is faulting

what happens if i can not contact your emergency trade?

During Business Hours
Our office can be contacted on 9477 3500 9am – 5pm Monday to Friday.

 

Outside Business Hours

If you are unable to contact our agency and you arrange for the urgent repair yourself you may be able to be reimbursed by the landlord (but only up to $1000). However, you must be able to show that:

  • The need for the urgent repair was not your fault; and
  • You contacted the landlord or agent about the problem or made a reasonable attempt to do so; and
  • You gave the landlord or agent a reasonable opportunity to get the repairs done; and
  • The repairs were carried out by a licensed tradesperson (if appropriate).

DO YOU HAVE CLEANERS AND TRADES TO ASSIST WITH A VACATE?

Yes. We have cleaners and trades who can assist with your vacate clean and attend to any maintennace that you may be responsible for. Please contact your Property Manager for assistance.
