How much will my property rent for?

The rental price your property will achieve is influenced by several factors, including: presentation, similar leased properties, current listings and the skill and knowledge of your property management team. Experience shows it is wise to price your property at the market value to attract quality applicants with minimal vacancy. 

Are most landlord insurance policies the same?

It is imperative that landlords select a policy that is designed to protect their rental income and property.  A landlord specific policy will protect landlords from events caused by tenants that standard home and contents insurance may not cover including: Accidental and malcicious damage, loss of rent, legal liability, pet damage and cover for fixed term and periodic leases. How do you handle maintenance on my property?

Most of our landlords provide a pre-approved limit between $300 - $500 to conduct essential maintenance.  These are repairs that you would need to complete as a landlord. We always contact the landlord when maintenance is reported or identified. We only engage reliable, trusted and insured tradespeople.

Can you pay the bills on my behalf?

Yes. We can arrange to pay all outgoings on your behalf, these include: water bills, council rates, strata levies, insurance, land tax and maintenance. We also collect the water usage charges from your tenant if your property is seperately water metered and meets water efficency requirements. You will receive a monthly statement including a copy of all invoices paid on your behalf.

What happens when our lease expires?

We will contact you prior to your lease expiring to seek instructions as to whether you would like to offer your tenant a lease renewal. During this process we will assess the market rent and may recommend a rent increase in conjuction with the lease renewal. If you decide not to offer a lease renewal the tenant will remain on a periodic lease.

I have an older property can you assist with larger renovations?

We often have older houses or units that require renovations such as new kitchens and bathrooms. We offer a project management service for those clients who would prefer us to manage the renovation on their behalf.
